| Our "standard" consulting packages* include 2
copies of the report plus a single CD-ROM, and copies of any
proprietary templates used. Additional copies of the report
are $75.00 for color copies or $50.00 for black & white copies,
$50.00 for each additional CD-ROM A 50% retainer
is required prior to scheduling services. Any reimbursable
travel expenses will be billed as incurred.

Quick Look Feasibility" Report: $2,950 A
two day visit to your proposed development site, for a brief
analysis of the site location, product recommendations, market
analysis, and preliminary feasibility. Simple written
report. Includes one day travel time. Travel expenses to
be reimbursed by client. Credit for the Quick Look
Feasibility Report fee will be applied to 3 through 6 as listed
below, if commissioned within 6 months. Travel expenses
will not be credited.
2. Marketing & Advertising
Plan: $3,950 A suggested plan for advertising and
marketing homes in a development. Includes media
recommendations, sales strategies, No travel time, no travel
expenses.advertising budgets, commission plans, job descriptions for
marketing staff, etc. Travel time charged as incurred, travel
expenses reimbursed by client.

Market Review Report:
$4,950 An
analysis of past and current market conditions for your
proposed development. Includes demographic, housing
alternatives survey, pricing review, home buyer financing options,
and estimated market demand for a "hypothetical" home/community
project on the proposed development site. Includes 3 days travel
time. Travel expenses to be reimbursed by client.

Economic Analysis Report: $5,950 A preliminary pre-tax cash flow analysis of the
proposed project using market demand fill rates, projected home
prices/lease rates, typical operating and marketing budgets, and
developer provided or estimated construction costs. Returns
estimated total equity and debt capital requirements under proposed
project and development financing structure. Estimates internal
rate of return including a simulated "sale" of the community if a
leasehold project, and estimated total cash return. Uses
proprietary templates which are provided to the client at the end of
the report. No travel time, no travel
expenses.
5.
Feasibility (Due Diligence) Report: $9,950 A combination of the Market Review and Economic
Analysis Reports (3 & 4) into one unified, coordinated
report. Includes 3 days travel time. Travel
expenses to be reimbursed by client.
6.
Business and Marketing Plan: $11,950 Feasibility Report plus suggested marketing and
operations budgets, job descriptions, critical path time line, in
the context of a proposed community development, in a specific
location, with suggested product costs/pricing. Includes 3
days travel time. Travel expenses to be reimbursed by
client.
We also
provide custom consulting services at $200 per hour (1 hr minimum),
$1,475 per day, or $6,950 per week, with discounts for
longer time periods. |
